2. Off-plan or ready? The one trade that defines your risk
- Ready (completed) apartments cost more but you can inspect the finish, confirm the title position, and move or let immediately. Financing is simpler; banks lend against completed, titled units.

3. Understand what you are actually buying
Nearly every Nairobi apartment sits on leasehold land and transfers as a sectional title under the Sectional Properties Act 2020. Three questions settle most of the paper risk:
- How many years remain on the head lease? Read it from the title, not the brochure. A short remaining term is hard to mortgage and hard to resell.
