The one idea. Use your OWN advocate, never the seller’s or developer’s, and confirm their registration is current with the issuing body before you rely on them. The same goes for the valuer: independent, and verifiably registered.

Conveyancing advocate

Issuing body: the Law Society of Kenya (LSK), public register at online.lsk.or.ke.

What they do: run the official searches, interpret encumbrances, verify the lease and the sectional-title status, negotiate the sale agreement, and handle transfer and registration.

How to verify: confirm the advocate holds a current LSK practising certificate, and get written confirmation that they do not also act for the seller or developer (no conflict of interest).

Registered valuer

Issuing body: statutory registration; membership of the professional body, the Institution of Surveyors of Kenya (isk.or.ke).

What they do: provide an independent valuation for purchase, mortgage or rating, plus rent or yield context for investors.

How to verify: confirm the valuer is statutorily registered and a member of the professional body, and that the valuation is independent of the seller.
